The property backs onto Princes Park, the Grade II listed, 200 Acre Park in Toxteth which was designed by Joseph Paxton in 1842 which was his first independent work on a park. The design was influenced by Regents Park, and it was the first in a sequence of parks by Paxton. The new owners will benefit from private access to the park via their own secure gate.
Joseph was commissioned to design the park together with the surrounding belt of housing by Richard Vaughan Yates in 1842. The idea was the rental from building plots was designed to pay for the maintenance of the park which was exclusively for the use of the Residents. Following Yates' death the interest in the Land was conveyed to Liverpool Corporation in 1884, and they took over the park in 1918.
The Park is open all year round and benefits from;

Why invest in Liverpool?

Uplift: 17.5% expected property price growth from 2018 to 2021
Regeneration: £5 billion Liverpool Waters will transform Liverpool’s historic waterfront
Rental demand: 14.7% predicted increase in rents from 2018 to 2021
Employment: over 100,000 new jobs forecast over the next 25 years
Liverpool’s economy has expanded at a faster pace than the rest of the UK. Liverpool’s GVA growth was recorded at 3.6% from 2014-2015, while the GVA for the rest of the UK was 2.9%.
Part of the Northern Powerhouse, Liverpool is a major city with a population of 485,300. Touted as the UK’s cultural capital, the city’s diverse economy encompassing shipping, health and life sciences, wealth management and education is one of the many reasons why Liverpool is thriving.
Liverpool City Region’s population is projected to increase to 1.6 million by 2040, with 50,000 additional people living in the city by 2040. Students represent 15% of the city’s population with the top three universities experiencing 26% growth over last five years. Additionally, over 100,000 new jobs and 20,000 new businesses forecast to be created over the next 25 years. These economic factors has led to an accelerated growth in city-bound migration, which is driving demand for inner city and city fringe apartments where students and young professionals dwell.
This has good implications for the housing market. Private renting is on the rise – a reflection of the demand for high quality housing in the city centre. Liverpool house prices are also predicted to rise 17.5% between 2018 and 2021 according to JLL. Owner occupier demand remains focused on established city centre areas and the waterfront, driving liquidity for sales in these locations.
On the other hand, housing supply since 2009 has not met government-set targets, creating a 59% shortfall. Liverpool city will see the most exciting regeneration project within the Northern Powerhouse initiative, Liverpool Waters, a GBP5 billion masterplan to transform the city’s historic northern docks into a 150-hectare waterfront quarter of residential, commercial and leisure space.
